This ranch is situated halfway between Fredericksburg and Comfort Texas and is a perfect home base as you explore the Texas Hill Country. Only a 5 minute drive away, see the bats at Old Tunnels State Park (make a reservation) and eat at the Alamo Springs Cafe (who claims the best burger in Texas). Luckenbach dance hall or many wineries and the 290 wine trail are a 20 minute drive and Bankersmith Texas with a Population of 0 but a great restaurant/music hall/petting zoo is only 10 minutes drive.

Feel free to bring your potty-trained canine companions with you on your getaway and they can explore the fully fenced 6 acres of prime Texas Hill Country. Like any rural getaway, deer and bugs are common visitors to the ranch! After a day of wine tasting and exploring Fredericksburg come home to this large ranch with no nearby neighbors for some peace and quiet! Enjoy sipping some local wine under the inky sky while star gazing from the private backyard hot tub. With 2 bedrooms and 2 full baths this charming cottage can accommodate up to 6 guests. Be it a weekend getaway or a longer stay this home is well equipped with a fully stocked kitchen, speedy wifi, and all the comforts of home. 

Details:

The fully fenced property is secured with a front entry gate and the cottage is situated down a decomposed granite driveway. The property exudes an authentic and unique eclectic feel with exposed ductwork, tin roof ceilings, a clawfoot tub, wooden tongue and groove on the interior walls, a true farmhouse sink, and Tiffany wall sconces.

At the end of the driveway, there is plenty of parking and a concrete drive with a pergola-covered parking space. Off this drive, there is a similarly covered porch with Adirondack seating to welcome you and your fellow guests with a perfect place to sit and relax. The front entry has a table for 6. Off the entryway is a recently renovated kitchen complete with farmhouse-style sink and pull-out wall pantries. To keep the cottage charm and save space there is no dishwasher, otherwise, the kitchen is fully stocked with pots, pans, coffee and tea, and cooking utensils. 

The living room has a fireplace to keep you warm during the winter months, even though Texas winter might not be too extreme. It also has comfy seating and a 55” flatscreen smart TV. 

In the first bedroom downstairs a queen bed with a luxurious memory foam mattress beacons you after a day of wine tasting. Or for some evening relaxation, this bedroom has french doors that open to the deck also with access to the hot tub. This bedroom also has an ensuite bathroom that is a full wet room with a walk-in shower. 

The second bathroom is also downstairs and is a wet room with tiled walls and a vintage clawfoot tub with a shower head. Also downstairs is a laundry room with a full-size washer and dryer and a pantry/storage area.

The second bedroom is an upstairs enclosed loft with a luxurious King-size memory foam bed. Lots of closet and shelving space to unpack and a desk to work from home. This bedroom is a loft at the top of a staircase (no door), but is very private with no areas open to below (other than the entry at the top of the stairs).

Outdoor living spaces are very private (not visible from the road or neighbors) and include a hot tub for some epic stargazing, a covered lounge area, a fire pit (when there is no burn ban in place), and outdoor deck. The deck has rope swings and is shaded by a lovely oak tree. There is covered parking for 1 car and lots of additional parking for guests on our decomposed granite parking area and driveway.

Live, Work, and Play at this private ranch with plenty of peace and quiet, all the amenities of home, desk space, and fast wifi (low latency so feel free to take video calls). A charcoal grill (bring your charcoal!) and hot tub are waiting for you out back to help you unwind and enjoy some wine. Bring the whole family to your private ranch! Upon request, pack-n-play, booster seat, and kids plate/cups/silverware in addition to a large crate and two dog bowls are available for you at the house!
